Home Information Packs

The Government have changed the way homes are bought and sold. The new HIP system was phased in on August 1st 2007 and was intended to transform the way homes are bought and sold in England and Wales. The changes are designed make the home moving process more transparent, more efficient and more certain.

Team has been at the forefront of developments to ensure that the new processes can be implemented as quickly and easily as possible.

What does the Pack contain?

  • An Index
  • Energy Performance Certificate
  • A Sales Statement describing the property being sold
  • Evidence of Title - Official copies of Registered Title or copies of the Deeds
  • The local authority, water and drainage searches
  • New Homes Warranty, where appropriate

How does the new process work?

Having been instructed to market your home your Team agent will arrange with us for the pack contents to be assembled. This process will normally take about five to ten days.

The HIP will be assembled online and your Team agent will have access to the HIP on our website. They will be able to supply printed or electronic copies for your prospective buyers when needed.

Your Team agent will be able to explain the content of the pack to you and discuss any issues which may be highlighted and how best to address them.

Your Team agent will also be able to advise your buyer on the contents of the HIP and ensure that the offer you receive is based on the upfront information it contains.
